We coordinate and communicate with the tenants, with you, and with vendors for our maintenance scenarios. Protecting and maintaining your home is a top priority for us.
One of the ways IRG Property Management differentiates itself from many other management companies is through our proactive approach to property maintenance.
At our expense, we routinely visit our managed properties to replace HVAC air filters. This is a maintenance item that tenants often overlook, yet neglected filters can lead to reduced system efficiency and costly HVAC repairs. By handling this service ourselves, we help protect the property while also providing an opportunity to periodically inspect the interior and monitor the overall condition of the home.
Additionally, each December, during our filter replacement visits, we winterize exterior hose bibs to help prevent freeze-related damage. This is another important maintenance task that is frequently overlooked and can result in unnecessary repair expenses.
When maintenance requests are submitted, our team first evaluates whether the issue can be addressed in-house before engaging a licensed vendor or contractor. By resolving minor repairs ourselves whenever appropriate, we are often able to save property owners hundreds of dollars in maintenance costs each year while still ensuring that repairs are completed properly and promptly.
